Minimum Application Standards
All persons over the age of 18 must completely fill out and sign a Century 21 Arizona-Foothills rental application
Applications are NOT on a first come basis. In most cases the best qualified application will be accepted.
Income Level:
You should have take home pay of approximately three (3) times the monthly rent amount.
Married couples and related occupants over the age of 18 may combine income.
All non-related occupants and their income shall be considered on a individual bases.
We must be able to verify steady income/employment history.
If you are self-employed, we may need copies of tax returns for the last two (2) years or verification of bank statements.
Credit History:
To determine satisfactory credit worthiness, we will need to obtain your credit background through our credit reporting agency.
Rental History:
Your previous residencies need to be free of evictions, judgments and unpaid rents. Most Landlords have a policy to NOT accept an applicant that have OPEN bankruptcies. Discharged bankruptcies shall be considered on an individual bases.
If you have a foreclosure on your credit or if you are facing a foreclosure now your application shall be considered on an individual bases.
Occupancy:
The number of occupants may not exceed two (2) persons per bedroom plus one (1) additional person.
All occupants over the age of 18 years must complete and submit an application even if they are only an occupant and will not be a signer of the lease.
Pets:
Policies on pets will vary according to the property and owner (check the MLS listing or call)
NOTE most Landlords will not accept or permit the following breeds of dogs: Pit Bulls, American Stratford, Rottweiler, Chows, Dobermans including any near relatives and cross breeds.
Assistive Animals : assistive animals are welcome, however in some cases, we may need to have a letter from your primary physician certifying the need and type of your assistive animal.
